On behalf of a globally operating and listed real estate investor, we are actively recruiting an Asset Manager Benelux.
Asset Management
- Coordinate and implement the approved strategies for allocated assets, also contributing in defining those strategies.
- Support the finance function during the reporting process, monitoring, directing and coordinating analysts work but holding ultimate responsibility for the final result.
- Support the tender process and coordinate activity of external service providers, e.g. leasing, sales and managing agents, contractors, lawyers. In particular lead and coordinate the external property manager activity.
- Manage the negotiation process of leases with our existing and new tenant customers, as well as the negotiation of lease variations, extensions, surrenders, rent reviews, break options and dilapidation settlements.
- Ensure the assets are well managed in order to guarantee tenants satisfaction and always ready for investors’ inspection.
- Manage the cash flows of allocated assets in conjunction with our analysts and Finance team, and report in accordance with current fund reporting policies.
- Closely monitor tenant income for allocated assets, identifying arrears and advising on the appropriate steps to remedy.
- Work closely with the wider team to exceed business plan forecasts (enhance income, reduce no recoverable costs, etc) within budget time and cost parameters.
- Identify and implement key value-adding initiatives to improve performance and maximise returns for investors, for example lease re-gearing and renewals, vacancy lease-up, refurbishment works, space adaptation and new leasable area creation, etc.
- Prepare the (bi-)annual budgets accurately and on time for presentation to funds/portfolio management and approval by the client.
- Ensure an accurate suite of documentation is maintained for each allocated asset.
- Interact with all parts of the business, e.g. Funds Management and Finance.
- Continuously improve knowledge of local markets, from both a landlord and occupier perspective, with a strong understanding of local real estate practices.
