On behalf of a rapidly expanding and innovative real estate company based in Amsterdam, focused on real estate development and investment, we are currently and actively recruiting for a Development Manager. This concerns a newly established business owned by a prominent institutional investor, with a focus on building an extensive, pan-European real estate portfolio in the Housing sector.

The organization is ambitious and goal-oriented, with high aspirations in the areas of professionalism, growth, ethics, and innovation. Starting from January 2024, the company will be operational, initially with a compact group of professionals but rapidly expanding in size.

As Development Manager (DM) you will drive the development strategy and will be responsible for the entire development process of several real estate developments. You will lead and oversee the financial and operational aspects of real estate development projects. 

The ideal candidate brings a proven commercial and technical development track record having completed real estate developments from acquisition stage at initiation to pre-development involving permitting, procurement strategy, appraisal analysis to delivery and hand-over in a variety of contract structures, including forward purchase, forward funding and direct development.

Responsibilities

  • Support realization of development opportunities from pre-development through to hand-over.
  • Lead all required technical due diligence processes and feasibility optioneering related to potential acquisitions.
  • Work with in-house colleagues to build development cases and collate the project brief.
  • Monitor the local markets to assess changing dynamics and make timely recommendations.
  • Produce and update the Development Plan at key project gateways detailing risk management mitigation initiatives.
  • Identify and assign 3rd party technical staff on a project to project basis.
  • Negotiate consultant appointment fees and legal terms and conditions.
  • Secure municipality statutory approvals from local authorities.
  • Obtain 3rd party approvals (key project stakeholders).
  • Achieve Sustainability ESG targets.
  • Ensure Health and Safety compliance throughout the development project cycle.
  • Monitor the construction phase; verify progress reports prepared by the technical support team.
  • Selection and appointment of construction advisory teams.
  • Help prepare weekly, monthly and quarterly reporting packages, metric information, investor, and other similar presentations as required.
  • Manage project programme scheduling, financial reporting focusing on capex budgeting and cashflows, project documentation and control.
  • Work with internal teams such as finance and commercial to support budgeting, risk management and long-term operational success.
Functie eisen
  • You’ve gained 8+ years of professional work experience in real estate development; ideally you have experience with a wide range of projects, with a preference for housing and urban mixed-use.
  • You have a university degree in urban planning, engineering, real estate, architecture or a related-field.
  • You are able to read and interpret various land-use, surveyor, engineers and architectural drawings.
  • You possess working knowledge of the development approval process.
  • You understand financial models for real estate development projects and are able to assess the impact of changes. Experience creating and maintaining financial models using Excel and/or valuation software would be considered an asset.
  • Your strong people skills help you to be a team player. You have proven your ability to build and maintain relationships at all levels of an organization with multidisciplinary teams.
  • Your analytical strengths are well developed. You approach decision-making in a disciplined and knowledge based fashion, using reasoning and rational thought.
